AN AREA that is set to become the Saltpans business park is being put on the market.

UK property consultant Montagu Evans is handling the sale on behalf of Kenilworth Properties and the Guiton Group.
Montagu Evans partner Tony Rowbotham said the land would provide a much needed commodity for the island.
‘Guernsey suffers from a lack of modern well-designed industrial buildings and we hope that this opportunity will provide it with the type of accommodation required over the next decade,’ he said.  Kenilworth and the Guiton Group have been working with Environment for several years on proposals to release the 15-acre site for industrial development.
Talks resulted in the States approving a brief in August.


‘We will be marketing the land during October with a view to finding a developer prepared to purchase and subsequently develop a major industrial and business park,’ said Mr Rowbotham.
The area was first identified as a key industrial area when the States approved the Urban Area Plan in July 2002. That followed a public planning inquiry.


The draft brief is intended to provide a framework for the industrial area in order to achieve the optimum beneficial use of the land.
It gives practical guidance as to how the site can be developed, identifies relevant opportunities and constraints and provides certainty to potential developers and tenants. Planning applications must be submitted and approved by the department before any work can start. A public consultation into the area generated 50 responses.


Environment minister David de Lisle said some respondents were concerned about the effect the development could have on the quality of life, mainly because of increased traffic flows. ‘The department will do all it can to ensure neighbours are not unreasonably affected, but it has to comply with the decision of the States to bring forward this important area of land for development,’ he said.
