| Thats a funny one !!! - With the hotels in town hardly being full then a new one makes loads of sense - NOT
All it will do will drive exisiting hotels back to the dark ages with regards to profit which goes against all that Change of use perlava the states came up with last year !!
"Higher occupancy = higher profit = higher investment" I think is what they said
Think our states members involved with this must be looking at Jersey with its new hotels and thinking - lets copy them - well perhaps they need to copy the longer run way and open for business attitude to airlines offering cheap flights first before spreading what little business there is even thinner. I can think of 3 or 4 current properties who would possibly go to the wall if this is allowed to happen.
You could argue that they deserve to due to lack of investment but to be fair they have had one year to act on the current legislation.
Also how do you staff a brand new hotel when you have no population growth ?
One final bit of wisdom from Windy Cobo - Who in there right mind will invest in St Pierre Park as a hotel knowing this is round the corner ??? |

| In the time that I have worked in this business, (not so long as some), I have learnt that visitors want different things. What pleases one visitor is an irritation to another.
This is a lovely site for a hotel. Its got views and is on the flat. We need hotels on the flat to accomodate those less able to get around. Not every one wants to be sited on a cliff or out of town.
Competition is usually good at bringing the standards up pretty fast. Basically it would all depend on the tarriff set. And maybe St Pierre Park is just a little off the beaten track for some visitors tastes!
I still think it would be good for Guernsey and improve our frontage from a harbour view point.
But to improve the airport and bring down the fares, is absolutely essential if we want go forward significantly.
On a business level do I want another hotel NO!! But for Guernsey and St Peter Port YES!! |

| Well well well ,what better on that old brewery site than a Swanky new Hotel to replace the one we lost just down the road from there on the old Royal site ?
I think it would probably complement the existing town Hotels rather than provide competition.Whether it will happen or not is quite another thing though .
Parking would be a bit of a squeeze and an eight storey building might look a little out of place here.A great Architect could make it a focal point I suppose though.
Staffing should not really be a problem with other worldwide destinations at a min wage rate of £5.50 ,but paying the Building rates might be a bit more of a challenge though.
All we need now is a proper runway and Easyjet calling here and Voila Tourism!
Don't hold your breath though. |

| | I believe the proposals were for 100 rooms but the density was not in keeping. It is muted that designs for 80 rooms would fit the bill. There is no doubt that a dilution in the business market would occur in the early days, but wonder if having such facilities may, in the long term, prove of benefit to the Island generally. |

| The problem is "we would say that wouldn't we?!"
We have been working with too much in the bed bank for years.
There is still too much in the bank.
The location at Randalls is not a practical one for an hotel - the site is too small. There is insufficient parking and it is on a very busy road.
It would be much better being turned into high quality apartments as the island is not getting any bigger and quality will sell, sell, sell. No doubt they would get some open market ones as well.
Who is going to staff it and where are they going to live?
Is that enough!!!

| | I see the proposal for a new hotel on this site as an extremely positive move for both the business and tourist community alike. The more high quality hotels there are in Guernsey the more attractive the Island becomes as a destination. Providing quality critical mass of bedstock coupled with good advertising is the way forward for the industry and will ensure a competitive and attractive package. People are not encouraged to go to places if the services (such as good hotels) are not there. |

| Are we still in the "they wont come here becausde they can fly to Jersey cheaper" realms though ?
So approx 44,000 extra bed nights might put a dent in a few businesses me thinks, hey bring it on though at least it gives us consumers another choice, |
